Few know that Ecuador does in fact have title insurance companies, although they aren’t commonly used. If you own a leasehold flat, the building should be insured by the landlord who owns the freehold. Typically, it isn’t your responsibility to take out buildings cover (although you may still be paying the premiums, via your service charge).

In a block of flats, for example, the freeholder would own the land and the actual building. The freeholder is usually responsible for the repair and maintenance of the exterior and common parts of the building. Your lease will set out who is responsible for carrying out repairs to your home, the building and to any shared facilities. The freeholder is usually responsible for arranging repairs to: the building’s structure, including the roof and guttering.
