If properties purchased are getting higher in Ecuador are the rental properties also
going sky high?

Expats have managed to ruin the prices
in many areas of the world…..If the
president of Ecuador takes action against
this then we have no one to blame but
our personal greed!

Karla. You seem to be under the impression that there’s a huge expat wildfire raging through the peacefull economic landscape of Ecuador. Uh, not really. Pricing in the real estate market in Ec., buying, selling, renting, et al, is being driven almost solely by it’s own economic well-being. The same can be said for all SA countries, all of which whom are currently experiencing an unprecedented emergence onto the global economic landscape. That said, real estate pricing is still set by Ecuadorians for Ecuadorians.

The law of supply and demand will always determine pricing along with economic ability.

Have some areas experienced increases in price…sure, but then again the prices here are still ridiculously low in my opinion….if you look at coastal real estate here and elsewhere, you will find the pricing here to be very good as opposed to many other countries and when you factor in the cost of living, the ability to own real estate, weather, medical costs and a host of other items for consideration, Ecuador is a bargain in my opinion.

Certainly a large influx of expats to an area can have an effect on price but for the most part you can find great buys if you stay away from those areas.

Rental rates are going up because more Ecuadorians can afford more now…growth and a burdgeoning middle class is paving the way.

You can get a great rental in Cuenca, which is about 8000 ft above sea level so it has wonderful weather. Typically highs around 70 degrees daytime and lows around 50 degrees. This is 12 months a year. An efficiency apartment furnished would cost about $250 per month. A 3 bedroom 2 bath home would cost about $500 per month.
