Question Regarding the Northern Coast Beach Areas

Anyone have experience buying propety in any of the northern coast beach areas that seem to be opening up now that access from Quito is easier, especially the area around Jama, north to Pedernales? This area appears to be underdeveloped for now however several projects around Jama are gearing up. Prices seem to be more expensive than in the south however. Can’t really get a feel for whether this area will continue to grow or if it is too far removed from much of anything to be worthy of consisderation, especially as it would relate to renting a home or condo out to vacationers.
