Real estate taxes are due the first of January for the current tax year…you get a discount for paying early….they are considered delinguent after April from what my municipio tells me. Many of the locals do not bother to pay real estate taxes until they sell their land, which is when a certificate of no taxes due would have to be issued so they pay just before the sale is finished. From my understanding here….the municipio currently has no authority to take your land for non payment…but that could change.
As far as best visa goes….you now have to put up $12000 to open the corp to get you a visa currently…that could change as well but that is it for now. Corporate visas are being scrutinized more now since many gringos were going that route and then not bothering to do any business here so the government has implemented some laws regarding reporting and income requirements.
