Sadly prices have gone up drasticly in the last few years. Some prices are absurd. Problem is it’s Expats doing it to each other. Recommendation: do your research! Don’t take any ones word for it. Check and double check. Negotiate the price.

Hi Izaak, Loja real estate costs are surprising high in a town where everything else is quite cheap. Ive seen 2 bedroom apartments go for $60-100k. There is not much expat community there, most are indeed in vilcabamba.
I like Malacatos, a community in between Vilcabamba and Loja for natural surroundings and cheaper prices.
Rents of the said apartment could go for $2-400 a month, relatively cheap. saludos, Dom
